Aileen Cheah

Aileen has accumulated over 25 years of diverse post graduate experience in both the practice of architecture and urban design as well as a project architect in varied projects since graduating with a Bachelor of Architecture (Honours) in 1990, and a Master of Arts (Urban Design) in 1999. She was a registered architect in Singapore and a current NSW Registered Architect.

Chrixcl Architects was set up end 2006. Since migrating to Sydney in 1999 with her family as a permanent resident of Australia, she has been involved in a couple of interior design and a small architectural design company before joining the combined engineering / architectural company in 2003. She was the main coordinator for all architectural design projects in the company, directing most of the design projects form their inception and conceptualisation stages to completion, as well as running the architectural team and associated office management.

From 2013 to end 2019, she was also the manager and principal architect as well as the nominated architect for the architectural division of a medium sized development company in Sydney. Key projects under her direction included various large scale complex mixed use residential / hotel / commercial developments, high density esidential of over 250 units, medium density townhouses, shopping centre additions, multi storey childcare centres, data centre and industrial developments as well as student housing and large scale boarding house developments.

In Singapore she was a project architect involved in complex architectural projects ranging from small industrial conversion worth under a million, multi storey office developments of $20 million to $100 million including projects such the Kings Centre Redevelopment, Tanglin Mall shopping centre and Traders Hotel, as well as large high rise condominiums such as Hillside Condominium, and the medium density low rise Pavilion Park housing.

Aileen’s approach to architectural design is from its first principles. Thus Chrixcl Architects design projects strive to encompass good urban design from its inception with the site and surroundings serving to inform the resultant architectural and urban design approach.

Principal, Chrixcl Architects
Chrixcl Architects was formed in May 2007 after private practice commenced end of 2006, and has completed various medium sized projects with developers, colleges, investors as well as home owners. There are ongoing works such as multi units contemporary flats and a mixed retail and home units development, a new child care centre being constructed, dual occupancies redevelopment, extensions to duplexes in the eastern suburbs as well as extensive home additions in the north west area of Sydney.

Balmoral Road, Northmead 10 Units Modern Townhouses. Construction completed after redesign and council submissions, documentation.
Redbank Road Apartments, Northmead. Completed contemporary development of 8 units apartments.
Wentworthville Apartments. Redesign and documentation for construction of a contemporary development in an area targeted for rejuvenation within Parramatta Council area.
Modern and innovative Childcare Centre in West Pennant Hills. Construction ongoing on site.

Extensive modern additions to the upper floor and rear of suburban dwelling in Dundas Valley. Construction imminent.

2003 to 2006
ARCHITECTURAL MANAGER Complete Consultants Pennant Hills NSW

Architectural Manager in a previously medium sized integrated architectural and engineering consultancy firm, which has since disbanded. Professional responsibilities included running all architectural jobs from inception and feasibility to completion, leading a team of design and drafting staff and monitoring of all architectural jobs.

Major Projects:

Contemporary three storey with basement parking residential units development at Redbank Road, Northmead. Design inception, proposals, presentations, documentation and submission.
Part two storey and one storey new child care centre at New Line Road, West Pennant Hills. Design feasibility, inception, proposals and supervision to submission to council.
Northcross Christian School and Ryde Baptist Church Additions and Alterations. Design inception, proposals, documentation to council submissions.
Four units of Villa Development at Agincourt Road, Marsfield. Design and documentation for construction.
Additions and Alteration of 2 commercial units with a residential unit and office above (heritage listed), Beecroft. Design inception, supervision and documentation to construction.
New innovative home at South Maroota, within a fire prone bushland area. Contemporary cutting edge design from inception, proposals, documentation to submissions.
Contemporary new home in Carligford. Multi split level home on steep site requiring innovative design to maximize the site views and potential. Design inception and proposals to documentation.

2001 to 2003

Consultant designer (part time) involved with initial masterplanning and conceptual layout, partial design documentation and specification writing.

Projects:

Norton Street mixed housing and commercial development. Sept 2001 to Jan 2002 on design concept to schematic layout.
Jan 2002 to Nov. 2002. Helping with feasibility, masterplanning, conceptual layout to schematic design documentation for medium density multi units at Katoomba Lifestyle Village & St. Mary Convent.
Dec 2002 to May 2003. Design development for medium rise mixed housing / commercial development at Drummoyne, Concept design for house at Earlwood, and specification writing for the construction certificate and construction documentation of a multi unit townhouse development at Chester Street, Epping.

A large multi disciplinary consultancy company which I joined since graduation. Worked on a range of small industrial, medium rise offices, large mixed retail and hotel developments, high rise residential towers and low rise estate housing developments. As a project architect, I was involved in DA design documentation stage, coordinating documentations to Building Plan approvals, contract and tender documentations and appraisals, contract administration for projects on site till occupation, and administering post occupation consultancy.

Major Projects:

June 1990- Feb 1992. $200 million King Centre Mixed Development along riverside promenade. Design refinement of a 30 storey hotel, 5 storey retail, entertainment podium annexe.
Jan 1992 – June 1996. $25 million Keppel Office Building. 12 storey modern office building with multi storey carparks
May 1992 –Dec. 1993. $1.5 million Commercial Laundry. Conversion of warehouse to commercial laundry facility.
Oct 1993- Jan 1996. $100 million Traders Hotel and Tanglin Mall Shopping Centre. This was a major project on a prominent shopping precinct comprising two separate buildings of a 4 storey specialist shopping centre and a 18 storey hotel redevelopment.
May 1995 - March 1998. $100 million Hillside Condominium and $110 million 500 units landed housing at Pavilion Park. Part design and part project architect supervising documentations to DA and BP submissions

1986 to 1988

Involved in various public and independent schools projects, including both primary and high schools. Carried out partial detail design and working drawings for tender packages, client presentations and construction drawings. Assisted with outline proposals and schematic design, planning approval drawings, schedules, specifications and bills of quantities in conjunction with the senior project architect.

Overall in charge of project management and coordination of projects from inception to completion. Coordinated the integration of the various aspects of the projects such as reviewing design proposals, obtaining planning and construction approvals and liaising with councils to obtain best outcomes for project approvals. Most challenging aspect was when resources have to be expended without any guarantee of return at the front end of projects. Adopted best available project management practice standards to ensure that the resources were expended as effectively as possible in a manner that will give the highest probability of return. Influenced successful implementation of these projects through good communication and people skills, close supervision and ‘hands on’ approach to coordinating and managing the projects to achieve desired outcomes.

In charge of site management and coordinating the duties and responsibilities of the various parties and consultants working on the projects. Both projects were high end top of the range luxurious developments requiring the best quality finishes and detailing possible in the market. Hence quality control of the construction, details and finishes was extremely important for these developments. Implemented Quality Assurance and Quality Control techniques to monitor and improve the level of quality within the projects by setting quality targets, undertaking quality reviews and implement audit measures to improve the level of finishes.

In charge of design developments, obtaining design approvals, tender and procurement Management Process and on-site management from inception to completion. Each Hard Rock Café Fitout costs between US$4 & 6 million and is usually fast track. One of the greatest risks in such fast track projects in a foreign country is the "uncertainties” of the authorities’ requirements. Overcame such “uncertainties” by mitigating and resolving issues at the front end expediently whatever it takes. Generally most of these Hard Rock Cafes have ’themed’ fitout works with lots of timber, brass and glass finishes. Delivered all Cafe fitout works within project costs, quality and time.

Besides the director, I was the second in command in the office and had overall charge of the design process, liaising with clients and authorities and the awarding of tenders. Supervised site construction works assisted by other architects, client project managers and the various consultants. Required good time management, communication and people skills to arbitrate amongst various professionals and site contractors to ensure projects were successfully completed to the clients’ satisfaction.
